Effectively manage all maintenance functions to assure a safe and pleasant environment for all residents, employees and visitors.
Perform and/or ensure that all preventive and corrective maintenance is completed, and understand and comply with all policies and procedures.

Assist in the planning, preparation and control of supplies, equipment, repairs and personnel budgets.
Assure a safe and sanitary environment for resident, visitors and staff.
Maintain positive public relations by displaying professionalism in contacts with residents and their families, employees and the general public.
Perform and/or ensure that all preventive and corrective maintenance is completed and complies with procedures listed in the maintenance manual.
Perform other duties required and assigned to meet emergency or special assignments.
Responsible for knowing the location and operation of critical equipment and systems within the facility.
Maintain the appropriate on-site inventory listed in the maintenance manual and purchase all other supplies as needed.
Participate in the preparation of annual repair budget and report to the Executive Director all problems and/or variances in controlling the budget.
This includes capital expenditure budgeting, repair and maintenance budgets, supplies/materials, and between-tenant renovation budgets.
Participate in all in-service maintenance training.
Coordinate maintenance activities with staff, consultants, and Executive Director when appropriate, but do not attempt to perform work beyond capabilities.
Assist Executive Director in hiring and training of new staff.
Serve on safety committees and other committees providing necessary follow-up on recommendations that relate to maintenance.
This could include Emergency Evacuation Plans, Fire/Life Safety Inspections, OSHA Inspections, etc.
Enforce the Safety Management Program manual requirements.
Conduct and/or supervise all safety inspections as outlined in preventive maintenance section of maintenance manual.
Assure that all personnel are instructed in the proper use and operation of equipment and systems located in the facility.
Report all accidents to the Executive Director whether the injury is large or small so that the injured employee may receive the proper medical attention.
Refer to the Safety Management Program to identify the type of injury and appropriate follow-up actions.
Initiate and monitor all required service contracts as listed in the supplier relations section of the maintenance manual.
f a resident falls or you find someone that has fallen, DO NOT MOVE RESIDENT.
Immediately notify nurse or administrative staff, Education and
Experience:
Candidate must possess a High School Diploma or General Education Degree (GED).
Candidate must be able to read, write, and speak the English language.
General knowledge of building codes, safety regulations, HVAC, mechanical, electrical, and plumbing systems recommended.
Additional certification/education regarding building codes, safety regulations, HVAC, mechanical, electrical, refrigeration, and plumbing systems strongly recommended.
Candidate should be in fair physical condition to accommodate the completion of various tasks, which may include bending, lifting, hearing, climbing ladders, crawling in confined spaces, and vision abilities.
Candidate should be able to lift 45 pounds.

Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
