Must be HVAC certified.
Must have a valid Driver's License.

No phone calls or walk-ins regarding this position! PRIMARY PURPOSE Perform all maintenance activities for apartment complexes, and occasionally other forms of rental property.
Position also requires an ability to work effectively with outside contractors and residents and to provide comprehensive reporting to upper management.
MAJOR ACCOUNTABILITIES Perform all maintenance related requests.
Maintain all maintenance records in a professional manner.
Effectively work with outside contractors to handle repair requests.
Keep abreast of changes in the property maintenance industry that may affect current or future operations.
Provide required reporting to upper management.
Also, communicate all relevant matters in both written and verbal form with outside contractors, tenants, and upper management.
Maintain tenant relations.
FORMAL EDUCATION The Maintenance Technician position usually requires at least a high school diploma.
HVAC certification is required.
Bilingual skills are helpful but not required.
JOB RELATED EXPERIENCE To perform at a competent level, this position typically requires at least two years of job related experience in the field of rental property maintenance.
DEPTH OF KNOWLEDGE This position requires in-depth knowledge of all aspects of rental property maintenance, including heating and air, plumbing, carpentry, lawn care, minor electrical, minor roof, and minor appliance repair.
Knowledge of all necessary tools to provide these functions is mandatory.
Furthermore, incumbent's knowledge should provide quality of work necessary to maximize property income, maintain or enhance property value, adhere to all existing laws and regulations regarding all property and tenant related matters, limit overall liability exposure, and provide industry acceptable written records of all pertinent matters.
PROBLEM SOLVING Superior problem solving skills are required, including cost effective decision-making in-line with budgetary and timing constraints and corporate objectives.
Creativity, the ability to diagnose, and complete follow-through are key attributes of problem solving.
SUPERVISORY SKILLS This position requires occasional supervision of outside contractors.
Furthermore, without approval, the incumbent may modify maintenance related procedures.
Incumbent is further expected to make recommendations for changes in operating policies, specific work methods, and priorities to enhance operations.
ORGANIZATION and PLANNING Incumbent oversees projects up to one month in duration and must typically manage activities on a daily basis.
Key attributes to be evaluated are, time management, overall planning ability, organizational skills, and documentation.
INHERENT ABILITIES Individual initiative and leadership are necessary for the incumbent in this position.
Thinking outside-the-box to identify situations, problems, and improvements independently, without instruction from a higher authority, is required.
This position provides significant latitude in daily activities and direct supervision on a constant basis will be minimal, therefore, dependability and reliability are critical attributes of an incumbent in this position.
COMMUNICATION SKILLS Adequate verbal and written communication skills are required.
For an incumbent in this position, communication skills are needed to present professional, organized, concise, and thorough information internally as well as to all outside contacts.
HUMAN RELATION SKILLS Good human relations skills are necessary in order to successfully perform the duties and responsibilities of this position.
In some situations, reaching agreement and working with others is important in completing work activities.
This encompasses honesty, integrity, tact, and negotiation skills.
